FSBO Assistance Program
Buying and selling real estate property is generally a challenging and stressful proposition. When you decide to sell a home without the services of a realtor, the process can be even more daunting. To assist our clients in the sales process, Home Analyst is pleased to offer a For Sale By Owner Assistance Program. The FSBO Assistance Program includes a full appraisal plus a comprehensive home inspection.
The appraisal will help you determine the true market value of your home so you can establish the selling price accordingly. In addition to helping you set a realistic price so your home will attract buyers, a professional appraisal is a valuable negotiating tool once you have a potential buyer. A complete appraisal gives you something concrete to show your buyer. It's an independent third party's opinion of your home's value, and not just you saying how much it is worth. Potential buyers know you have an emotional attachment to your home and will be far more likely to give credibility to a professional appraiser's value opinion than yours.
The home inspection can be made available to potential buyers and you can even link your report to your marketing webpage so perspective buyers can see that you are fully disclosing the current condition of your home. If you make improvements or repairs based upon items listed in the report, the report can be modified to show before and after photos so there is no doubt in the buyer’s mind that you as the seller are being forthright and honest.
The combined cost of the Home Analyst FSBO Assistance Program including a full appraisal and a comprehensive home inspection is usually 0.002% of the sales price of the property being sold. This is far less than the 7.0% standard commission real estate agents charge for their services.
Dispute Resolution
Despite your best efforts and those of the other party, disagreements can and do happen. When you find yourself in this type of situation, an unbiased opinion from a third party provider can help bring the matter to resolution. A fact-based report of the issue(s) in question can be created following an on-site visit to review and evaluate the situation. As each situation is different, please contact Home Analyst to discuss the specific details so we can determine how best to assist you.

When other avenues have been exhausted, litigation and arbitration are often the final course of action. Radon Gas Testing
Radon is a colorless, odorless radioactive gas emitted from the ground that may seep into your home. It is created by the decay of uranium and is present in all rock and soil. According to the Surgeon General, radon is the second leading cause of lung cancer. Radon causes thousands of preventable deaths each year.
The Environmental Protection Agency and the Surgeon General recommend that all homes be tested for radon. Radon gas cannot be detected by the human senses so testing your home is the only way to know if you and your family are at risk of radon. According to the EPA, radon levels at or above 4.0 pCi/L (picocuries per liter) should be lowered. By these standards, approximately 15% of homes in Georgia have above normal radon levels.
A high radon test does not mean that a home is uninhabitable or undesirable; it simply means that the high levels should be lowered. Professionally installed removal (often called “mitigation”) systems can lower radon to an acceptable level.

Security System Evaluations
At Home Analyst, our standard home inspection includes an inspection of your home security system. This service is not required by any of the top professional home inspection organizations so most home inspectors do not offer evaluations of home security systems. However, we believe in providing the broadest range of services with the highest professional standards. To best provide this service, we have partnered with Brinks Home Security as our corporate partner for home security system evaluations.
